Metal building insulation: the honest version

This page lays out the real options for insulating a metal building in plain language — including the problem that matters more than R-value, and when spray foam is not the right answer.
Condensation is the metal-building problem
Before comparing products, understand the thing that makes metal buildings different: steel sweats. A steel panel is thin and conducts heat fast, so on a cool night the skin of the building drops to the outside temperature almost immediately. When the warmer, moister air inside touches that cold panel, the moisture in it condenses — the same reason a cold drink can beads up in summer. Wood-framed, sheathed buildings buffer this; bare steel doesn’t.
Left alone, that condensation drips off roof panels and purlins onto whatever is below, rusts fasteners and framing from the inside, and soaks any insulation that isn’t protected from it. Plenty of “my roof is leaking” calls on metal buildings turn out to be condensation, not a leak.
Two practical consequences for choosing insulation:
- Air sealing and a moisture strategy matter as much as the insulation itself. Warm inside air reaching cold steel is the mechanism — so the goal is either keeping that air away from the panel, or keeping the panel warm enough that moisture doesn’t condense on it.
- Insulation that traps moisture against steel makes things worse, not better. A product stuffed against the panels with no plan for the moisture is how you get wet, sagging insulation and hidden rust.
The main options, and where each fits
Closed-cell spray foam
Sprayed directly to the panels, closed-cell foam insulates, air-seals, and acts as its own moisture barrier in one step — which is exactly the combination the condensation problem calls for, and why foam is popular on metal buildings specifically. It also bonds to and stiffens the panels. The tradeoffs: it’s the most expensive option per square foot, and it’s permanent. Done right, that’s fine. Done wrong, it’s a problem you pay to remove later — and once foam covers the framing, nobody can visually inspect what’s underneath it again (more on why that can matter below).
Blanket / faced metal building insulation
The classic option: wide faced rolls run under the roof sheets and down the walls, usually installed while the building goes up. It’s economical and handles basic thermal needs, and the facing gives some condensation protection — but seams, compression at every purlin and girt, and punctures limit how well it air-seals. Rigid board
Foam board fastened to the frame or panels gives continuous insulation with decent moisture resistance, and it can work well on walls where the flat surfaces are easy to cover. The catch is detailing: every joint and penetration has to be sealed for it to control air and moisture, and irregular framing makes that tedious.
Batts (fiberglass or mineral wool)
Batts only make sense where there’s real framing to hold them — a framed-out interior wall, a ceiling below a framed attic. Against bare steel with no cavity and no air barrier, batts absorb the condensation problem instead of solving it.
Walls vs. roof: what changes
The roof is where the condensation problem concentrates — it’s the coldest surface on a clear night, it takes the sun’s heat all day, and anything that condenses on it drips onto everything you own. It’s also the surface where insulation quality shows up first. Walls are more forgiving thermally, but they take physical abuse: whatever goes on the lower few feet of a shop wall should tolerate bumps, or be protected by a liner panel.
If the building is a workshop or barn you’re conditioning, prioritize the roof and air sealing before chasing wall R-value. When spray foam is — and isn’t — the answer
Where foam earns its cost: conditioned metal buildings, buildings with an active condensation problem, retrofits where blanket insulation isn’t practical anymore, and buildings where air sealing is the point. One product solving insulation, air, and moisture at once is genuinely worth something on steel.
Where it usually isn’t the answer: an unconditioned building you just want to keep frost off, a budget build where blanket insulation during construction does the job, or any situation where you’re not confident in the installer — because foam’s permanence means an application problem is permanent too.
One more consideration that catches people off guard: foam hides what it covers. On a shop full of tractors nobody cares. But if the building is or will be a home — a barndominium, a converted shop — anyone who later inspects, appraises, or finances it can no longer see the structure under the foam, and uncertified foam without its documentation can raise questions during a sale or loan. If that’s your situation, read spray foam, lenders, and appraisals before you spray, and keep every piece of installation paperwork either way.
What about cost?
We’re not going to invent per-square-foot numbers — anyone quoting a firm price without seeing the building is guessing. But the real mechanics are published: how foam is priced in board feet, what the material costs, why identical buildings quote differently, and when extra inches stop paying — all from 30 years in the trade, in pole barn insulation cost. The same math applies to any metal building; only the geometry changes.
