Roof moisture scans, surveys, and mapping: how they actually work

If someone told you to “get a moisture scan” of your roof — or you’re trying to prove a roof is dry without tearing it open — here’s the first thing worth knowing: “roof moisture scan,” “roof moisture survey,” and “roof moisture mapping” are the same service under three names (you’ll also see “roof moisture testing”). Different firms brand it differently; the work is the same: find the water trapped inside a roof assembly without cutting the roof apart. Knowing that saves you a confusing hour of searching — and knowing how the service works, below, tells you what you’re actually buying.

How an infrared scan finds water

The physics is almost embarrassingly simple. All day, the sun heats the roof. Wet insulation absorbs and holds more of that heat than dry insulation — water has thermal mass, and wet insulation has lost much of its insulating value. After sunset, the dry parts of the roof shed their heat quickly. The wet spots can’t. For a window starting around an hour after sundown, the trapped-moisture areas stay measurably warmer — and on an infrared camera they glow against the cooling roof around them.

That’s why real moisture surveys happen in the evening: the scan is literally photographing the day’s stored solar heat leaving the roof, and the wet areas are the ones still holding it. One long-running national survey firm describes it exactly this way — moisture-damaged areas “release this solar gain, creating warm patterns on the roof” that the camera maps (IR Analyzers).

This isn’t an improvised trick. Infrared location of wet roof insulation has its own standard practice — ASTM C1153, Standard Practice for Location of Wet Insulation in Roofing Systems Using Infrared Imaging — which governs the conditions, equipment, and procedure for doing it properly. A provider who works “to C1153” is telling you they follow the industry’s own rulebook.

The other methods, honestly

Infrared is the mapping workhorse, but it reads temperature, not water itself — so the trade has two confirming tools, and a good survey may use them to verify what the camera found:

  • Nuclear moisture gauges read hydrogen content in the assembly directly — more hydrogen means more water. Slower, point-by-point, very direct.
  • Capacitance (electrical impedance) meters read the electrical response of the roof material, which changes when it’s wet. Also point-by-point, no radiation involved.

Survey firms commonly offer all three (IR Analyzers lists nuclear and capacitance alongside infrared); which is right depends on the roof type. You don’t need to master the differences — you need a provider who can explain why they’re using what they’re using.

What you actually get: the moisture map

The deliverable is the point. A proper survey produces a moisture map — the wet areas marked physically on the roof and documented in a report with the thermal imagery. That map is what turns a vague fear (“there might be water in this roof”) into a work order.

And it changes the economics of the repair. This is the model commercial roofing has run on for decades: fix the wet spots, keep the dry roof. The marked areas get cut out, dried, and rebuilt; the sound sections stay. Survey firms sell the service on exactly this logic — target problem areas for cost-efficient repair and “avoid unnecessary full roof replacements by identifying sound sections” (IR Analyzers). A scan that costs a fraction of a re-roof routinely saves the rest of it.

What a survey costs — the honest version

We won’t quote you a number, because anyone quoting a moisture survey without seeing the roof is guessing. What actually moves the price:

  • Roof size and count. Square footage is the base unit; multi-building campuses price differently than one house.
  • Access and method. A walk-on scan of a flat commercial roof, an aerial or drone survey, and a residential attic-side inspection are different jobs with different equipment and crew time.
  • Which technologies are used. Infrared alone versus infrared plus nuclear or capacitance verification.
  • Report depth. A marked-up photo set is one thing; a formal documented report suitable for an insurer, lender, or litigation is another.

Ask any provider to break their quote down along those lines. If they can’t, keep looking.

Who actually offers this

On the commercial side, this is an established trade: roof-survey and testing firms, and infrared consultancies, have scanned low-slope commercial roofs for decades — many operate regionally or nationally. On the residential side it’s patchier: some commercial firms take house-sized jobs, and a growing number of home inspectors carry thermal cameras — though a camera and a C1153-grade moisture survey are not automatically the same thing, so ask what standard and method they work to.
